Building Your Marketing Lists

Course Overview:

In this section I will outline the exact steps for building lists we will use for marketing.

First lets discuss data providers.

When it comes to pulling your lists of motivated sellers we use a few sources

  1. Propstream – set up your account here
  2. Listsource.com (optional)
  3. Your county records

As you go through the portal and look at the different lists we will show you how to pull the list from the different sources.

Below we have just made a few basic training videos for propstream and listsource you will see much more specific videos once you go through the specific list videos.

 

Propstream

Propstream is our favorite tool for finding motivated seller lists. Its because they have the most lists all in one place and the data is the lowest cost.

Its $97 per month for 10,000 records. That is a great deal and you can also use propstream for other things like running comps and also finding out about taxes and liens (see other videos for instructions on that)

Listsource

Listsource is a great tool for finding some data, but 99% of the lists we use cant be found on here listsource.

The data is usually a little more expensive through listsource its 3 cents per record. We can get 10,000 record from propstream for $97

**Its very rare you will need to use listsource and we only use it or one or two lists where the data is a little easier to get than in propstram

 

 

Your County Records

We will use your county records for a lot of data that just isn’t available from any other source.

I cover this in detail in another video and show you how to pull the lists directly from your county.

In this video I outline how to get the hard to find lists from your county.

What are some lists you can get from your county:

  • Code violation
  • Tax delinquent – if not available in propstream
  • Water Shut Off
  • Fire Damaged properties
  • Probate – may also be available online from your county or may have to go down to pull the list

Not all counties will have all of these lists.

In this video I  show you how to use the freedom of information action to get this data from the county.

Unfortunately this process is going to be different in every area, but I share a few examples.

Things to search for:

  1. FOIA and your county name
  2. Open Records Request and your county name
  3. Public records request and your county name

**If you don’t have any luck for your county try your city as well.

In most cases you will need to submit a written request. It can usually be in the form of an email, letter or fax.

They typically provide an email address to send messages to.

Here is a sample email you could send in:

Hi my name is _____________, I wanted to send in a public record request for code violations in the county of ________________. I am requesting records from the date range of ________________.

**Key things to include in your request:

  1. Only 1 list request at a time
  2. Mention the name of the list you want
  3. Mention the date range of the records you want
  4. In some cases you will need to include the department that the records are from for example Code Enforcement

 

 

Using Propstream To Pull Your Marketing Lists

This video below is designed to cover pulling all of your lists in propstream in a very simple way. Please see details under the video for specific details of each list.

Also the best way to watch this video is to open up propstream and build these out as you go, by the time you are done with this video you will have all of your lists pulled.

Creating Base Filter Stack

Step #1 in the video we create our base filter stack.

that consists of:

Property Classification – Residential

Property Type – Single family and multi family ( condos if buyers buy them in your area)

MLS Status – Off Market

Ownership info: Individual or Trust

Years of ownership : 3 years or more

Estimated Equity: 50% or more

The following lists we pull in propstream:

Tax Delinquent: Typically if marketing on their own I like ones that are two or more years delinquent. If stacking you can use any tax delinquent

Vacant: No special filters needed for vacant properties

Absentee Owners: You will do a search for in state and out of state

Pre Foreclosure: No special filters needed

Auction: Tyically we want to find the auctions that are scheduled 30 days or longer out, giving you time to work them.

Pre probate: No special filters needed

Liens: No special filters needed

Bankruptcy: No special filters needed

Divorce: No special filters needed

Zombie properties: No special filters needed

Senior Owners: I like to narrow this down by size of the home (2500 square ft or more) and also multiple stories. These are people typically looking to downsize. ( You can also cap it at a certain property value, you dont want mansions)

Failed MLS: No special filters needed

Unknown Equity: See below

Unknown Sale Date: See below

How to pull unknown equity and unknown sales date in propstream and listsource:

What is unknown equity?

Unknown equity is one of our favorite marketing list because its a larger list with many records and its not a list that your competition knows anything about.

Why? Because its not something people understand, you have to know how equity lists are pulled.

Most people just go after high equity.

This list has high equity as well, and is a great list to target.

Same with unknown sale date. Its something that most people skip over.
