Sorting The Data

Steps To Sorting The Lists
1. Make a master list – all of the data from your original list ( just rename the input and save as a CSV file)

2. Sort for Vacant indicator and save ( list name – vacant and todays date)

3. Sort for Death indicator and save ( list name – Death Indicator and todays date)

4. Sort for Mailing Address Mail – last seen if its not recent and save ( list name – Mailing Address Not Seen and todays date)

5. Sort for Phone last seen – if its not recent and save ( list name – Phone Not Seen and todays date)

6. Sort for Phone 1 landlines – (List name – phone 1 landlines)

7. Sort the rest of the list with phone 1 as mobile and save (List name Phone 1 Ready To Text)

Not Likely To Reach Leads And What to Do With

What to do with list of people who aren’t likely to be reached

Who are these people:

  • Vacant
  • Death indicator
  • Phone 1 – not recently seen

Step 1 – call them to verify phone number – start with phone 1

Step 2 if you cant reach them – look at email address

Step 3 – google – look for obituaries or any info

Step 4 – fb search

Step 5 time to reach out to spouse, relative or associate

The 7 Step Seller System:

 

First: take all of the leads out that are likely not able to reach out stand out (seen above)

  • Vacant
  • Death indicator
  • Phone 1 – not recently seen

Step 1:  Start with clean list of Phone 1

Send text – goal to hit 25-30%

If they say wrong number – create a new sheet

Step 2 – text again (if not able to then cold call) goal with cold calling 5% with texting 15%

Step 3 cold call ( also include landlines) or send follow up text – goal with calling 5% or texting 15%

Step 4 – email – be careful you don’t want to send too many emails at the same time. (see below for best practices and what to say

Step 5 – google full name and obituary or try to find on facebook – Full name and city or email address

Step 6 – time to reach out to phone 2 if its recent – if not move on to spouse, relative or associate

* You don’t have to start the process all over again – phone call or text with spouse, relative or associate

Step 7 – time to drive the property – see if they live there or vacant – sticky note – talk with neighbors

 

Reaching Out To Relative Or Associate?

Here are a few script and message for reaching out to relatives, email, etc…

Email – what to say

Hey (first name), my name is (your name) and I am in the market for house near one you own at (address) would you have any interest in selling?

Email tips – keep it simple

Do not mass email

Do not send many emails at the same time

Best to not use your personal email – gmail might block

Text – what to say

Hey (first name) my name is (your name) I was trying to reach (owner name) about their property at (address) do you know how I can each them?

Call – what to say

Hey (first name) my name is (your name) I was trying to reach (owner name) about their property at (address) do you know how I can each them?

 

Wrong Number And Phone Disconnected Leads

List of disconnected phone numbers or wrong numbers

Step 1 Check phone 2 – recent?

Step 2 if you cant reach them – look at email address

Step 3 – google – look for obituaries or any info

Step 4 – fb search

Step 5 time to reach out to spouse, relative or associate –

The goal is to reach everyone on the list

The harder they are to reach the more likely there is something there
